Common Tactics Corporate Estate Agents Use

Forcing buyers to use their mortgage broker – You are NOT obligated to use an estate agent’s mortgage broker. Yet, many buyers are told they “must” have an appointment before their offer is considered. Why? Because it earns them commission and allows them to try to steer you towards other in-house products.

Blocking offers unless “their process” is followed – Buyers are often told they need to provide proof of funds before an offer is even acknowledged, even if they already have an Agreement in Principle (AIP) from a lender. This is not a legal requirement – it’s simply a way for corporate agents to justify delays and push their own services.

Pushing overpriced solicitors and surveys – Many corporate agencies pressure buyers into using their “recommended” conveyancers or surveyors, often at inflated prices. We recently helped a client save over £500 by simply seeking an independent conveyancer instead of going with the one the estate agent pushed on them.

Keeping properties “on the market” to drive bidding wars – Buyers are sometimes told that a property will only be taken off the market once they use the agent’s services or jump through unnecessary hoops. This is purely a tactic to increase competition and drive up the sale price.


A Message to Sellers – Why Are You Choosing a Corporate Agent?

It’s not just buyers who suffer—sellers should also think twice before choosing a corporate estate agent.

Many of these agencies tie sellers into excessive contract lengths that serve only the agent’s interests. Their goal isn’t necessarily to sell your property quickly or at the best price, but rather to keep you locked in long enough that you eventually feel forced to accept whatever offer they bring forward.

There are plenty of fantastic independent high-street and self-employed estate agents who understand that their job is to serve both the seller and the buyer to create a smooth, fair process. These agents don’t rely on restrictive contracts, hidden commissions, or aggressive sales tactics.


The Bottom Line – Seek Independent Advice

If you’re a buyer, never feel pressured to use an estate agent’s in-house services. Always:
✅ Get an independent mortgage broker – you could save thousands over the term of your mortgage.
✅ Compare conveyancing quotes – don’t assume the agent’s “recommended” solicitor is the best value.
✅ Stand firm – your offer must be passed on regardless of whether you’ve used their broker or not.
